Do I Need an EICR to Sell My House?

There is no law that says you must have an EICR to sell your home, but more and more buyers, and their solicitors and surveyors, ask about the state of the electrics before they commit. A recent Electrical Installation Condition Report is the clearest way to answer that question. It is a full inspection and test of the fixed wiring, consumer unit, sockets and circuits, and it tells everyone plainly whether the installation is safe to keep using.

Having one ready can smooth a sale, especially in Southend and south Essex where so much of the housing is older, from seafront flats and Victorian terraces to the period homes around Leigh and Westcliff. It heads off last-minute questions, gives buyers confidence and avoids a survey turning up an electrical worry you could have dealt with in good time. As a NAPIT Approved firm we carry out the report, grade every finding with clear C1, C2 and C3 codes, explain what each means in plain English and can quote to put right anything that needs attention.

Reassures your buyer

A recent EICR shows buyers and their solicitors the wiring is safe, which can keep a sale moving.

No nasty surprises

Better to know what the electrics need before a survey flags it, so you can deal with it on your terms.

Clear, coded report

Every finding is graded by urgency, so you can see at a glance what is genuinely important and what is not.

Your questions, answered

Is an EICR a legal requirement to sell?

No. It is a legal duty for landlords, not for a sale. But many Southend sellers get one anyway, because it reassures buyers and avoids questions late in the process.

How long is an EICR valid for?

For an owner-occupied home the usual guidance is around ten years, or sooner for older properties. A report from within that window is normally plenty to reassure a buyer.

What if the report finds problems?

A fail simply means some items are coded C1 or C2 and need attention. We explain exactly what they are and give you a clear fixed price to put them right, so you can sort it before or during the sale.
