What Are the Signs a House Needs Rewiring?

Most homes never need a full rewire out of the blue: the warning signs build up over years. The clearest ones are an old-style fuse board with rewireable fuses instead of modern breakers, old rubber, lead or cloth-covered cables, sockets that are scorched, warm or crackle when you use them, lights that dim or flicker, and simply too few sockets so extension leads are everywhere. A persistent burning smell or a board that trips again and again is a sign to act sooner rather than later.

Age is a good guide too. Many of Southend and south Essex's Victorian and Edwardian homes, the period houses around Leigh Old Town and the Edwardian villas in Westcliff, still carry wiring that was never meant for the demands of a modern home. A rewire replaces the cables, sockets, switches and consumer unit throughout, bringing everything up to the current 18th Edition wiring rules. How do I know if it is the wiring or just an appliance?

An appliance fault usually clears when you unplug the item. Wiring problems tend to persist across a whole circuit, show up as warm or scorched fittings, or affect the lights. We can test and tell you for certain rather than guessing.

Does an older home always need rewiring?

No. Plenty of older Southend homes have been partly updated over the years and are perfectly safe. The only way to know is a proper inspection, which is exactly what an EICR or a survey gives you.

Can I have just part of the house rewired?

Often yes. If only certain circuits are past their best we can quote for a partial rewire rather than the whole house. We give you an honest recommendation after surveying the property.
